Abandoned Oil Well Declaration
A declaration of the presence or absence of abandoned oil or gas wells confirmed by the Alberta Energy Regulator (AER).
Alberta Energy Regulator Report
A report that identifies the location and status of oil and gas facilities, including abandoned wells, within the planned area.
Alberta Transportation Roadside Development Permit ApplicationÂ
A permit issued by Alberta Transportation for a project being completed within 300m beyond the limit of a provincial highway or 800 m from the centerline of a provincial highway and public road intersection.

A report that assesses the properties of soil, rock, and groundwater on a parcel completed by a designated professional.

A technical drawing that details the exact shaping and sloping of land for a parcel completed by a designated professional.

Historical Resource AssessmentÂ
A report that details historical significance to a parcel and how it may be impacted.
Energy Code Regulations
A set of rules sets for saving energy when building new homes and buildings or making major renovations detailed by the National Building Code – Alberta Edition.
Infrastructure Servicing ReportÂ
A report that details how a project will connect to infrastructure like water, wastewater, stormwater, and roads and meet Sturgeon County’s standards. This may also be called a Functional Servicing Report.
Land Title Certificate
A document that legally verifies property ownership and caveats that are filed on the parcel. This can be obtained through the Land Titles website, at a registry office or, internally by Sturgeon County (fees will apply).
Land Use DistrictÂ
A description that details exactly how a parcel can be used and developed. This may also be called Land Use Zoning.
Manufactured Floor Joist DrawingsÂ
Engineered drawings that detail the prefabricated wood joists of a project.
Multi ParcelÂ
Refers to two or more pieces of land with a unique boundary and identifier, recognized as a different ownership or assessment unit.
New Home Warranty Registration Certificate
Is a certificate issued by the Province of Alberta that is attached to the home, not the owner of the home, and remains in effect upon the re-sale of the home until the coverage expires.
Noise Impact Assessment
A study is required when sensitive land use is proposed in the vicinity of a stationary and/or transportation noise source (e.g., a residential subdivision near a railway or major highway, airport, or transit station) or where a potential noise source is proposed in the vicinity of existing sensitive land uses.

Risk Assessment Report
A study that assesses the risk associated with abandoned, suspended, existing, and proposed petroleum and gas well-sites, pipelines, storage, extraction, processing, or operation facilities within and surrounding the planned area. The risk assessment shall outline recommended development restrictions and remediation or mitigation strategies.
Roof Truss Layouts
Engineered drawings that detail the prefabricated wood roof trusses of a project, from the top-down.
Single Parcel
A piece of land with a unique boundary and identifier, recognized as one ownership or assessment unit.
Site Plan
A drawing of the placement of structures on a parcel, including distances to the parcel line and dimensions, from an overhead view.


Slope Stability Evaluation
A report that details if a slope – natural or fabricated – can resist sliding, eroding, or mass failure, completed by a Geotechnical Engineer.
Stormwater Management Plan
A plan for controlling rainwater runoff of rainwater or melted snow into streets, lawns, and other sites as well as the improvement of water quality.
Subdivision
The process of dividing a single parcel of land into two or more parcels.
Surveyed Plot Plan
A scaled drawing completed by a registered professional that shows a property’s boundaries, dimensions, buildings, utilities, and other key features.

Traffic Impact Assessment
A report that details how a proposed development – or change of the parcel’s use – will affect the surrounding transportation network completed by a designated professional.
